Valuation and Survey reports

We are able to offer a number of different types of valuations and surveys.

Scheme 1 Report. This is a basic valuation which covers the essentials of a building with regard to condition in a superficial manner.

Scheme 2 Report. This type of report is a more in depth report and is ideal for the majority of condition reports on residential property. The report is supported by photographic evidence, if deemed necessary by us, which makes it easier to explain particular faults and characteristics of the building structure.

Quinquennial Church Reports. We additionally are highly experienced in reporting on ecclesiastical property. These refer mainly to Churches, Manses & Halls and are of a particular style reporting on the condition of the property together with recommended repairs necessary and likely costs involved. We use phorographic evidence to a considerable extent in easing the ability to read what sometimes can be highly technical.

We are approved by Historic Scotland to both report on and attend to remedial works on structures of historic merit

Home Reports. Also known as Single Surveys, and are required for sales of any residential properies placed on the market after 1st December 2008. This is a further facility that we offer.

The Home Report is divided into three parts:

Single Survey and valuation of the property, which must be carried out by a Chartered Surveyor. This will provide information regarding significant problems the property has and how urgently any repairs are required.

Energy Performance Certificate (EPC).  Need to be carried out by suitably qualified individuals.This report will show how energy efficient the property is and will recommend ways of improving efficiency.

Property Questionnaire.  This will be completed by the home owner, providing information such as who the energy providers are, council tax band, parking arrangements and any other general information effecting the occupation of the subjects.
